Square Feet in the Program

  • One of the largest P3 developments ever at the Texas Medical Center.
  • Largest Texas A&M System development outside College Station.
  • Closed and funded with institutional partners HTA and CIM Group.
  • Won in 2019 against 25 competing developers; delivered June 2022 through COVID.

Life Tower is a 19-story, 714-bed student housing high-rise at Texas A&M Innovation Plaza in Houston — built to serve Texas A&M’s Engineering-Medicine (EnMed) program at the Texas Medical Center, alongside a 13-level parking garage for 2,700 vehicles, the largest serving the Texas Medical Center market.

Craig led the development team that won the business in 2019 against 25 competing developers. The first project-team design meeting — 30 professionals — was held February 20, 2020; the shutdown came 30 days later. The project was fully designed, planned, and financed through COVID.

The development closed and funded on June 24, 2021 with partner Healthcare Trust of America and lender CIM Group. At $550 million of total investment across 2.2 million square feet, the Innovation Plaza public-private partnership is one of the largest ever undertaken at the Texas Medical Center — and the largest Texas A&M University System development outside its flagship campus in College Station. Life Tower — Craig named it — delivered in June 2022 as the program’s first phase.

Craig Laher served as Senior Vice President for Development on the project. In his words, the most difficult and most professionally fulfilling project he ever worked on — and, as he put it in the closing announcement: “This project team is truly special.”

In His Own Words

Craig tells the story1:17

“…on-budget and actually ahead of schedule despite the numerous headwinds of COVID-19, labor shortages, inflating prices, two hurricanes, and the worst winter storm of our generation.”
